A bank funds their own loans and a broker finds loans for clients through banks and wholesale lenders. This brings up another question, why would I go through a broker when I can go straight to the bank? Brokers get special volume discount rates from the banks and the wholesale lenders that customers don't have. Banks don't usually except customers who have credit scores less than 620 or customers who have less than 20% equity in there homes. Brokers will find the rates and the loan that will suite your financial needs no matter what your scenario might be, for the same closing costs or cheaper.
